THE APPLICANT IS REQUESTING TO DIVIDE A FOUR POINT EIGHT SIX ACRE PARCEL INTO TWO PARCELS, PARCEL ONE EQUALS TWO POINT FOUR FOUR ACRES AND PARCEL TWO IS EQUAL TO TWO POINT FORTY TWO ACRES. THIS IS THE TENTATIVE MAP WITH THE PROPOSED PARCELS HIGHLIGHTED PARCEL TWO CONTAINS ONE EXISTING HOME WITH A WELL AND SEPTIC SYSTEM, THE [INAUDIBLE] RIGHT AWAY ON BLOSS AVENUE IS FORTY TWO FEET FROM CENTER LINE AND THE WELL IS WITHIN THIS EASEMENT. PRIOR TO RECORDING THE MAP, THE WELL WILL NEED TO BE DESTROYED AND AN ALTERNATE WATER SOURCE WILL BE REQUIRED. THE PROJECT CAN BE FOUND EXEMPT FROM THE ENVIRONMENTAL REVIEW PURSUANT TO SECTION ONE FIVE THREE ONE FIVE MINOR LAND DIVISION OF THE CEQA GUIDELINES. THE ANALYSIS THAT HELPED MAKE THE DETERMINATION CAN BE FOUND IN THE SECRET SECTION OF THE STAFF REPORT. NOTICE OF THE PUBLIC HEARING WAS MAILED TO THE PROPERTY OWNERS WITHIN 300 FEET OF THE PROJECT SITE ON JANUARY 29TH 2021 AND PUBLISHED IN THE MERCED SUNSTAR ON THE SAME DAY, NO COMMENTS WERE RECEIVED. OK, MY STAFF HAS TWO RECOMMENDATIONS, FIRST, TO DETERMINE THE PROJECT IS EXEMPT FROM CEQA UNDER SECTION ONE FIVE THREE ONE FIVE.
